Miami Real Estate Market Update

Just got back from 2 weeks in Maine on vacation and I am pumped and ready to go.
So what’s going on with the Real Estate Market in Miami?
Well, in case you are wondering, it is still a Seller’s Market. It’s not a gangbuster seller’s market like it was last year but it is still a hard seller’s market.

This needed to happen but it will take many condo owners by surprise. Condo boards and property managers need to get ahead of this asap. They need to hire engineers and start working on any deficiencies immediately. I was past president of a condo board during a major renovation and reroof so I know this is going to be challenging.Additionally there have been recent changes with condo insurance. Buildings over 30 years old are now required to get a 4 pt inspection. Some carriers are requiring it at 25 years. I am advising my buyers get a 4 pt for buildings over 20 yrs old.A 4 pt inspection is a specific inspection of electric, plumbing, roof and structural/safety of a building or single family home. Condos always carried master insurance policies for the common areas so this was never required until now. If you are thinking of buying a condo there are many considerations. More now than ever. I know what to look for, I know what questions to ask. If you are thinking of selling..now is the time. I would be happy to discuss your options with you. I prepare my buyers thoroughly and insure the contracts are completely filled out with a DU (not lender pre-approval) or POF (proof of funds) .

Going old school at my open house today. Baked cookies and the home smells like heaven!

Now I just need to stop myself from eating them all. 😋Busy open today with 5 groups of people so far.

Open House Success! Ten groups visited my open house at 1217 Mariana Ave today.

We listed last night, haven’t even had a chance to get it photographed (that was today) but my gut was telling me to open it today.
Yesterday I took a few pics with my Canon wide angle lens,
last night I posted the listing and the open house on mls, posted on all the consumer sites including Zillow, Realtor.com, Homes.com etc.
I created and printed a brochure, promoted it on fb, ig and linkedin and boosted ads on fb and ig.
I even had a real estate sign in my garage with our old logo. My assistant was not available to help after hours.
Thankfully I know how to do all of that as it was part of my old marketing plan that I created.
Not bad turnout for last minute mktg. Now the new marketing begins!

That is one of the big questions. All I know for sure is I am really busy.
Since Friday 10 showings on my listings and one full price offer.
What’s interesting is both my rental listings and for sale listings are active.
The rental market has been a bit sluggish as so many people are buying with the interest rates as low as they are.
We are anticipating an increase in activity due to the
Covid spike and concerns over shelter in place orders in colder climates.
