Long Term Value

Long Term Value Advisor:

Way before I became a Realtor, I was always paying attention to things other people often overlooked.

I was born and raised in Miami and grew up in a real estate family. Conversations about neighborhoods, homes, investments, and market cycles were part of everyday life. Real estate is in my DNA.

At the same time, I was constantly observing the world around me, architecture, nature, streets, skylines, neighborhoods, and the way places changed over time. Even as a child, I noticed details that others missed. I was fascinated by how people experienced places and why some homes, streets, and neighborhoods seemed to age gracefully while others struggled.  Over time, I realized those same observations often helped me recognize opportunities and risks that others overlooked. For decades I’ve documented Miami’s neighborhoods, architecture, waterfronts, tree canopy, and changing character through photography, which has only deepened my understanding of how places evolve over time.

I later earned a degree in Interior Design and worked as a designer for 10 years before beginning my real estate career in 1993. Over the years and through more than 1,400 transactions, I’ve learned that value is about much more than price. I have personally bought, sold, renovated numerous properties and completed a complex multi-state 1031 exchange that ultimately led to the purchase of our second home.

I also served as president of a condominium association in Coconut Grove during a major building renovation. The experience required replacing the management team and contractors, navigating difficult decisions, and rebuilding trust throughout the process. It was challenging, but it provided invaluable insight into buildings, construction, budgets, management, and problem-solving.

I know what to look for and what questions to ask.

When evaluating a property, I don’t just look at today’s price or appearance. I look at the factors that can influence how a property performs, feels, and holds value over time.

That includes:

• Future carrying costs

• Insurance and future insurability

• Elevation and drainage

• Construction quality and materials

• Neighborhood performance and desirability

• Livability, wellness, and long-term suitability

• Property conditions that may not be immediately obvious

Analyzing  “long-term value” is simply the way I’ve always looked at real estate. My goal is to help clients see the bigger picture, make informed decisions, and avoid costly surprises down the road.

One of the greatest influences on my career came from my family. Both of my grandfathers, my father, and many others before them built their reputations through integrity, fairness, hard work and service. They faced unimaginable challenges, difficult decisions and changing times but they never compromised their integrity. Their example shaped how I approach business ,but how I live my life. To me, long term value isn’t just about real estate. It’s also about trust, relationships, reputation, and helping people make decisions that shape their lives for years to come.
