Only my friend Judy would have a birthday party for her 100 yr old home. 🏡 Built in 1923, it is the epitome of Spanish Mediterranean architecture in all it’s splendor with quite the history. The original owner was infamous! We were transported to a different time. What a fabulous party!
I had a buyer show up at my listing years ago with proof of funds in the trunk of his car. Literally had boxes of files with statements and his “cash” offer was based on equity lines he did not have.
I have been a Realtor for 30 years and have always been at the same office. This is highly unusual in the Real Estate Industry.

The REALTORS® Confidence Index (RCI) survey gathers on-the-ground information from REALTORS® based on their real estate transactions in the month. This report presents key results about market transactions.
Highlights
74% of respondents reported that properties sold in less than one month. This is down slightly from 76% a month ago and down from 82% in July 2022.
26% of buyers had all-cash sales, unchanged from last month and up slightly from 24% in July 2022.
Homes listed received an average of 3.0 offers, down from 3.5 last month and up from 2.8 offers in July 2022.
Due to the lack of housing inventory, the pace of the market, and the use of technology, 9% of buyers purchased a home based only on a virtual tour, showing, or open house without physically seeing the home. Down slightly from one month ago and flat from one year ago.

I’m noticing some interesting changes in the market. I’m not sure if they’re trends yet, but I thought I would share what I’m seeing on the front lines.
Last week, I listed two new listings. Two homes, one in Miami shores, one in Doral in Miami. Both of these were sellers that I’d worked with last year and then decided not to list the properties for personal reasons. And it’s interesting that now both of them, at the same time, the same week, decided to put their places on the market. One has a couple of offers. What’s interesting is, when I spoke with my real estate coach about this last week, he mentioned that this seems to be a trend in the country.
I’m not sure what’s driving this. My coach said in the last month he was noticing that sellers that were on the fence, not really sure they wanted to sell last year are now deciding to get into the market and list their properties. Let’s see what happens with this. Could be interesting. We do need the inventory.

Highly recommend Ferraro’s Kitchen & Wine Bar on 79 St Italian restaurant. Food was excellent and they have an extensive wine selection. This restaurant is also open for lunch and perfect for a business mtg and/or romantic dinner.
Look who I came across channel surfing! Janette Janero champion for providing resources for excessive heat for kids to enjoy the park. Crazy that we were both presenting at the same Commissioner meeting at City Hall! You go girl!
